Should I call before missing a payment?+

Yes. CFPB and HUD both advise contacting the mortgage servicer as soon as you know the payment may be unaffordable. Ask for the mortgage-assistance or loss-mitigation team and the exact current application requirements.

Who is my mortgage servicer?+

The servicer is the company that receives your payment and is usually identified on the monthly statement. It may differ from the lender or owner/investor of the loan.

Does asking for help hurt my credit?+

Asking a question is not the same as entering a plan. Credit reporting and financial effects depend on payment status, the specific option and written terms. Ask the servicer exactly how each path is reported.

Does forbearance forgive payments?+

No. CFPB states that forbearance temporarily pauses or reduces payments and the unpaid amount remains owed. Ask how, when and under what terms it will be resolved.

Will I owe every missed payment in one lump sum?+

Do not assume either way. Repayment mechanisms vary by loan and option. Require the servicer to explain reinstatement, repayment, deferral/partial claim, modification or other available handling in writing.

What does a complete application mean?+

Generally, it is the information the servicer requires to evaluate available assistance. Your belief that all documents were sent is not the same as the servicer’s written completeness determination.

What if the hardship may be permanent?+

Use a sustainable-payment budget rather than a short-term patch alone. Ask the servicer and a HUD-approved counselor about retention options and build a parallel market/as-is transition comparison before reserves disappear.

Should I use a credit card or retirement account to stay current?+

This page cannot recommend using protected, retirement or borrowed funds. Such moves can create tax, penalty, bankruptcy and long-term solvency consequences. Get household-specific financial/legal advice first.

Can a company charge to get a modification?+

Free help is available from the servicer and HUD-approved foreclosure-prevention counseling. Up-front fees, guarantees, redirected payments and title-transfer pressure are serious warning signs.

When should I compare selling?+

Before a crisis eliminates time. Comparing verified payoff, title, repair, price, costs, closing time and safe-housing needs does not commit you to sell; it gives the keep plan a measured backup.
